VALUATIONS

We provide valuation advice on; commercial, (retail, office,industrial and licensed) property throughout the United Kingdom. Being fully acquainted with the Statements of Asset Valuation Practice (Red Book) as issued by the Royal Institution of Chartered Surveyors, enables us to undertake valuations for acquisition, disposal and for asset and balance sheet purposes.

Satisfying the criteria for the Clearing Banks, Commercial Valuation Panels, we have undertaken such instructions for: Allied Irish Bank (GB), Barclays Bank plc, The Royal Bank of Scotland, HSBC Bank plc, Bank of Ireland, National Westminster Bank plc, and Nationwide (Property Finance) Building Society.

RENT REVIEWS AND LEASE RENEWALS

We are ‘specialists’ in this field, having conducted negotiations on all forms of property throughout the United Kingdom on behalf of major Pension Funds, Banks, Building Societies, Property Companies, Multiple Retailers and owner/occupiers.

Peter has advised on course material for the degree in Estate Management at the University of Central England in Birmingham in conjunction with the Faculty for the Built Environment and the Royal Institution of Chartered Surveyors.

ARBITRATION AND LITIGATION

A Chartered Arbitrator, Peter is familiar with Arbitration Law and procedure and has represented many Clients over the years to provide expert evidence at Arbitration and for submissions to Independent Experts. He is also familiar with Court proceedings having represented Clients to provide Expert Witness Statements for statutory lease renewals and general property litigation. More recently, he has accepted appointments as Joint Sole Expert and is familiar with the protocol for Alternative Dispute Resolution.

PARTY WALL etc. ACT 1996

We are fully conversant with “the Act” and therefore able to provide advice to; Building Owners, Adjoining Owners and Adjoining Occupiers in respect of Party Wall matters.

DILAPIDATIONS, SCHEDULES OF CONDITION AND EVIDENCE

Our combined building works, general construction and site experience, coupled with up to date knowledge of legislation, case law and Statute, enable us to provide a highly specialised service to owners and occupiers of property across all commercial sectors.

By preparing Schedules of current Condition or Schedules of Dilapidations both interim and final, we can negotiate claims on Client's behalf and arrange for building contractors quotations for necessary repair works, overseeing the works to completion, including agreement of Final Accounts, or seek settlement by agreeing “compensation” (for non-compliance), depending upon the Client’s requirements and circumstances.

INVESTMENT ACQUISITION AND DISPOSAL

We provide advice on both acquisition and disposal on all forms of investment properties, throughout the UK in any sector. In addition, we provide a specialist service in relation to sale and leaseback opportunities, including funding if required.

We are in constant contact with the majority of UK Fund Managers, Property Companies, Pension Funds and Private Trusts. This allows us to monitor current demand and identify potential investment opportunities at any given moment, for both vendor and purchaser.

DEVELOPMENT

We are increasingly involved with commercial/retail development, having dealt with a number of projects from site acquisition through to sale of the completed development, arranging forward funding and procurement in conjunction with the Developer and their Professional Team.

As a result of a liaison with; Cost Consultants, Structural Engineers and, where appropriate Chartered Architects, we are also able to offer Project Management advice, including site supervision. Such projects have included; Skegness Retail Park (Henry Boot Developments), Arden Forest Industrial Estate (Prudential Portfolio Managers), The Europa Centre, Birkenhead (Hinton Properties), Bond House, Nuneaton (Marchbrown Limited) and retail properties throughout the UK on behalf of Wilkinson Hardware Stores; Birkenhead, Lichfield, Tamworth, Stourbridge, St Helens and Leek.

Residential Property

We undertake Residential Valuations for most mortgage providers and buy-to-let investors including, the acquisition and disposal of land for residential development.

In addition to the above, we are currently advising a number of Clients regarding the conversion of commercial premises to provide residential and student accommodation. This includes working with sitting tenants to negotiate surrender and renewals with development rights, enabling the upper floors of substantial commercial premises to be brought back into viable use, in keeping with the policy of both Central Government and many Local Authorities to encourage “living over the shop” schemes for property regeneration.

Peter is a (residential) Panel Valuer for HSBC Bank Plc and Allied Irish Bank (GB). We are also licensed to provide RICS Homebuyers Reports and Valuations.
